A Modern Farmhouse - Parade of Homes


This weekend with Pumpkin Spice Lattes in hand we twirled around beautiful new construction homes --- well Magnolia did most the twirling! And Ryan & I did the latte drinking. All three of us were oohing & awwing!!! We did the Parade of Homes, first time for me, and something Ryan grew up doing. I have no idea why I never went on the tours before because it was so-much-fun. The entire weekend was all Ryan's idea & I'm really grateful he encouraged us to do them. Now we will probably go every year. We have been seriously talking about selling our home next year & building a custom home, which made the tours even more exciting for us. So for the most part we looked at homes in our price range, with the exception of the one I'm sharing today. Sunday morning we toured a modern farmhouse that you'd think Chip & Joanna Gaines flew to Kansas City to do for Summit Homes! It was way out of our price range, but let me tell you I took hundreds of photos because I want to be copycat & incorporate many of the elements into our next home. I told one of the realtors we met with, to tell his builder to make a smaller version of this house, because I really need a slice of this pie! I'd be happy with 1/3 of this house. They didn't miss a detail.




A few things I'm going to put on our exterior new house checklist will be: white siding, black windows (white interior), white/ivory stonework, black front door, & cedar posts. The exterior window trim on this house was an off white/creamy color & at first I didn't like it, but now that I look at the photos I think it gives a nice contrast.


The metal roof overhang with the cedar posts would be great over garage doors!


Ryan is all about pretty landscaping & he asked that I snap photos for him. I don't know what the blue spruce baby trees are called, but I have to have three of them in our next yard. I've been obsessed with them for sometime now, and to see them in this yard helps me envision them even better. 



The first step into this house was truly breathtaking. It was wide open space overflowing with natural sunlight, with detailed woodworking & beams on the ceiling & impressive hickory floors.

The chandeliers above the dining table are also placed above the soaker tub in the master bathroom.


The office/library below is to the immediate left when entering the front door.

The gorgeous kitchen has a marble/white style Quartz countertop with white subway tile. The island color was up for debate with the realtor. I believe it was supposed to be black, however it looks like a deep blue with the black hardware. The stained wood floating shelves are the perfect accent to the bright white cabinets.



Another detailed ceiling that makes the bright space feel warm & cozy. It has all the elements to be everything! The sliding barn doors open to the sunroom just off the eat-in kitchen. 



Many of the exterior elements were repeated inside making the entire home feel thoughtful & intentional. Notice the fireplace stone is the same as the exterior stone. Another noteworthy item are the windows that are black exterior & white interior.





I've always had an obsession with stairs & this modern farmhouse has a beautiful stairway. I'm in love with the traditional stained handrail sitting on top of the modern iron balusters with the bright white newel post. This combination of styles gives the entire home an excuse to be modern with traditional & farmhouse styles! The black & white stair carpeting is perfect against the white walls. Another thing I really love are the clean lines of the trim work. 


Around the corner from the stairs you'll find the guest bedroom with a glamorous bathroom that would make any guest feel loved. They even placed a stacked washer & dryer in the guest closet. What a great idea!!!



We see white subway tile with dark grout all the time, but this black subway tile with white grout is just as beautiful! Notice the mixing of metal fixtures throughout the home --- that is something I've always been a fan of doing & I love seeing it done so well. 



Upstairs there are four bedrooms including the huge master bedroom, a loft & laundry room.



This is a hall bathroom with great tile work!


Out of all the rooms I think Magnolia enjoyed this loft space the very most. She hopped up there and started to twirl around like she was on stage!


And the princess styled bedroom was her second favorite!


The fresh feeling laundry room with light blue cabinetry is connected to the master bedroom closet at the other end of the hallway.


This laundry room wraps into the master closet that then connects to jaw dropping master bathroom. The soaker tub placed right in front of a window calls for a Sunday bubble bath with a glass of Chardonnay & Norah Jones on Alexa.






The lower level has an entertainment area, another bedroom + bathroom, glass enclosed wine area & large entertaining island.



The back of the house has a screened-in porch, just off the eat-in kitchen, and it's just what any Missourian/Kansasian needs to appreciate the outdoors without the awful mosquitos!

I asked Ryan what was his favorite thing about this farmhouse & he said "all the rooms I could have to myself!" Ha!!! I think he's due for a man cave & he's already dreaming about his lower level entertainment space in our next home! My favorite thing about this home was the exterior colors & textures & it is something I plan to incorporate into our new build. There is just something really nice about bright white with black & cedar accents!
